Pavilion Theatre, Apartments and Commercial Units, Dun Laoghaire

The Pavilion Development consisted of construction of a watertight basement to facilitate an underground car park area with exterior units facing onto the adjoining streets including a gym, retail units and restaurants.

The development was constructed on the site of a closed petroleum retail facility at the junction of two roads across from and overlooking Dun Laoghaire harbour, port and yacht club, and the DART station (a rapid overground train network along County Dublin’s east coastline).

Along one side of the development a municipal Theatre was constructed with a seating capacity of 324 and above the car park, two 6 storey luxury apartment buildings with two and three bedroom units and 7th floor penthouses were constructed.

The whole apartment development is paved and extensively landscaped with raised planters and securely surrounded with decorative boundary treatments and electronic gated access arrangements.

A decorative paved plaza area with water features was constructed on the sea front area of the development with stone paved stepped access to the apartment area from the retail units, gym and sea front.

The construction of these required the erection of two tower cranes which had to be synchronised to ensure there were no conflicts and due to the confined nature of the site, all materials had to be delivered on an as-needed basis and pre-arranged to reduce and avoid traffic congestion on the adjoining streets.

The development was completed and commissioned on a phased basis, with retail and commercial operators occupying areas as soon as possible and apartments being sold by agents before completion.

This caused the construction activities to have to be meticulously planned and completed in areas with contingency plans in place to make accommodation for viewings and public access to areas. Also all activities had to take due consideration of noise and dust due to the use of areas of the site by the public.

Employed as Engineering Manager to resolve technical issues and programme to deliver development on the sea front at Dun Laoghaire consisting of 2 blocks of luxury apartments, underground car park, theatre, leisure centre and retail units.
